HOA Maintenance Fees
The HOA Maintenance fees are used to provide and/or maintain:

the Common Areas
-
the exterior of the condominiums
-
streets
-
security
-
building insurance
-
liability insurance on Common Areas
-
administrative costs to operate the Association
Special assessments for extraordinary major repair or maintenance purposes are decided by the Board of Directors after appropriate investigation of needs and are binding on all owners in The Westlands.
The HOA Maintenance Fee is due on the first day of each month and is collected by the HOA Management agent. The owners' fee structure is as follows:
Villas: $369 per month
Condos: $499 per month
The Lifecycle Program
The Westlands Homeowners Association, under the Master Deed, is entrusted with the duty of maintaining and repairing the exterior of all the units in the community and maintaining the Common Area. The LifeCycle Program is a long-term plan for providing the funds for this program in a way that is equitable and structured. The program's budget provides for the accrual of financial reserves for planned and emergency maintenance and repairs during a 20-year period, to be supported by an annual fee paid by the owners.

The LifeCycle Program calls for a total investment from The Westlands Homeowners Association of a minimum of $125,000 per year. The owners' annual investment in the LifeCycle Program effective January 1, 2020 and due before March 1, 2020, is as follows:
Villas: $1,776 per year
Condos: $2,400 per year
